Medellín closed 2025 with more than 1.2 million non-resident foreign visitors — a historic high for the city. In the first half of the year alone it received 954,632 travellers, 546,000 of them international, up 12.4% year on year, after tourism had already grown 23% in 2024. The sector moved roughly COP $9 trillion through the city last year.

Local press now frames the story around the consequences: pressure on El Poblado and Laureles, rising rents, and a market where the best apartments, staff and advisors never reach a public listing. Arriving well is no longer about finding Medellín — it's about access once you're here.
